A New Landmark in the Songjiang–Nanjing Business District Leofoo Hotel-Serviced Office Building Reaches Topping-Out Milestone
Leofoo Tourism Group (TWSE: 2705) continues to advance its asset expansion strategy and reached a major milestone today (August 20) with the topping-out ceremony of its Leofoo Hotel-Serviced Office Building, located at the heart of Taipei’s Songjiang–Nanjing business district. The project is scheduled for completion in Q2 2026 and will introduce a new benchmark for Taiwan’s office market by combining a top-tier green Grade A office with Leofoo’s signature hotel-style property management and luxury hospitality services.
Integrating Hospitality Excellence into Premium Office Spaces
Leofoo Tourism Group President Mr. Jason Lai (賴振融) stated that, beyond construction progress, detailed floor planning has already been finalized. Selected upper floors will feature panoramic high-rise restaurants, banquet facilities, and private dining services, reviving the six-star fine dining experience once synonymous with The Westin Taipei (formerly Leofoo Palace Hotel).
At present, active discussions are underway with multinational corporations, technology firms, and premium brands seeking headquarters locations, reflecting strong market interest.
Strong Demand for ESG-Certified Grade A Offices
Mr. Lai further noted that the supply of ESG-certified premium Grade A office buildings remains limited, while demand continues to strengthen. The Songjiang–Nanjing district has seen a marked increase in both office rental rates and transaction volumes. According to data released by the Taipei City Department of Land Administration, the district ranked first among Taipei’s major office submarkets in leasing transactions last year, with rental growth reaching approximately 15% over the past five years.
With several landmark office redevelopment projects currently underway, the district is expected to see a growing concentration of Grade A office buildings. This transformation will attract a steady influx of high-level white-collar professionals, further driving appreciation in surrounding property values and rental rates.
Leveraging its prime central location, standalone ESG-certified Grade A office positioning, and six-star hotel-style property management, the Leofoo Hotel-Serviced Office Building is poised to become the new flagship landmark of the Songjiang–Nanjing business district.
From Iconic Hotel to Next-Generation Sustainable Office
The site of the Leofoo Hotel-Serviced Office Building was formerly home to Leofoo Hotel, one of Taipei’s most distinguished luxury tourist hotels. Building on the Group’s over 50 years of continuous innovation and excellence, Leofoo once again leads the trend in premium commercial real estate.
The project comprises a 21-story above-ground and 6-level underground steel-structure Grade A office building, with a total gross floor area of approximately 6,350 ping (around 21,000 square meters). Construction is being undertaken by Huaxiong Construction Co., Ltd., the Taiwan subsidiary of Kumagai Gumi, a Japanese construction firm with more than a century of history.
Designed with sustainability as a core principle, the building is set to obtain five major domestic and international certifications, including:
-
LEED (Leadership in Energy and Environmental Design) – U.S. Green Building Certification
-
WELL Building Standard – Health and Wellness Certification
-
Taiwan Green Building Label
-
Smart Building Certification
-
Seismic-Resistance Certification
Together, these certifications will position the project as a next-generation sustainable office building, integrating carbon reduction, health and wellness, smart technology, and premium business functionality.
